Thank you for providing a written 30-day notice that you're moving. We appreciate it. Here's some tips to help maximize your moving experience.
Moving out is more than removing your things and turning in keys. The goal is simple: leave the home clean, empty, and ready for someone else to move in the next day. This helps avoid unnecessary cleaning, trash removal, or damage charges.
Under New Mexico rental standards and your lease, residents are expected to return the unit in clean condition, ordinary wear and tear excepted. Uncleanliness is not considered normal wear and tear.

Before turning in keys, remove everything that belongs to you, including:
Furniture, mattresses, boxes, decorations, and household items
Food from cabinets, refrigerator, and freezer
Personal items from closets, patios, balconies, storage areas, and laundry areas
Trash, debris, cleaning supplies, and unwanted items
Do not leave items behind for the next resident or maintenance team to handle. Items left behind may result in removal, storage, or disposal charges.

Leave the home as clean as you would expect it to be if you were moving in tomorrow. Please clean:
Floors: sweep, mop, vacuum, and remove stains where possible
Kitchen: clean counters, cabinets, drawers, sink, appliances, stove, oven,
refrigerator, and microwave
Bathrooms: clean toilets, tubs, showers, sinks, mirrors, fixtures, and floors
Bedrooms and living areas: remove dust, wipe surfaces, clean baseboards, and
vacuum carpet
Windows and doors: wipe down glass, tracks, blinds, and handles
Trash areas: remove all garbage and dispose of it properly
A quick “surface clean” is usually not enough. The unit should be move-in ready, not just “mostly empty.”

Normal wear and tear is expected. Damage caused by negligence, misuse, accidents, abuse, guests, pets, or failure to report known issues may be charged back to the tenant.
Before move-out, address items such as:
Large holes, damaged drywall, or broken doors
Broken blinds, screens, fixtures, or hardware
Pet damage, stains, odors, or scratched surfaces
Missing or damaged smoke detector batteries or covers
Damage from unauthorized repairs, painting, mounting, or alterations
Broken shelves, drawers, cabinet doors, or appliances caused by misuse
Do not attempt major repairs without approval. Poor repairs may cost more to correct than the original damage.

If something is broken, leaking, damaged, or not working properly, report it before moveout. This creates documentation and helps separate normal maintenance from tenantcaused damage.

Leaks or plumbing issues
Appliance problems
Electrical issues
Door, window, lock, or safety concerns
HVAC or heating issues
Failure to report issues that lead to additional damage may result in charges.

After move-out, management will complete a final walk-through to assess the condition of the unit. The inspection may review cleanliness, damage, missing items, personal property left behind, trash removal, and any repairs needed beyond normal wear and tear.
The final walk-through is used to document the condition of the unit after possession has been returned. Any charges will be based on the lease, applicable law, and documented conditions.

All keys and access items must be returned to management when you move out, including:
Door keys
Mailbox keys
Garage remotes
Gate cards or fobs
Parking passes
Any other access devices

Possession is generally not considered fully returned until the unit is vacated, belongings are removed, and all keys and access items are returned.
Security deposit reconciliation will be completed within 30 days after termination of tenancy and return of possession, as required by New Mexico law.
The reconciliation may include an itemized statement of any lawful deductions, including unpaid rent or lease charges, utilities, cleaning, trash removal, damage beyond normal wear and tear, or other amounts allowed under the lease and applicable law.
Provide your forwarding address so your security deposit accounting and any refund can be sent properly.
Failure to provide a forwarding address may delay delivery, but it does not extend the legal deadline for deposit accounting
Before you leave, walk through the home and ask yourself:
“Could someone move in tomorrow without needing to clean, remove my belongings, or repair damage I caused?”
